Fascias, Soffits and Guttering Cost UK (2026): uPVC Roofline Prices

By Gavin Rogers · Prices and rules checked 15 October 2026

The Short Answer

On our estimates, new uPVC fascias and soffits cost £120 to £240 per metre of roofline. A typical semi, front and back, with new gutters, downpipes and scaffold comes to £3,900 to £7,700, and takes two or three days. Capping (fixing thin uPVC boards over the old timber) is cheaper at £70 to £110 a metre, but only on sound timber.

I'd replace the gutters at the same time unless they're nearly new: they have to come off to change the fascias anyway, and you've already paid for the scaffold.

Freefoam, which makes both kinds, says capping depends entirely on the timber underneath: cap over rotten boards and you hide the damage, trap moisture and speed up the decay. Its own rule is a capping board only where the existing board is sound with no rot or decay.

My test: push a screwdriver into the boards in a few places, especially at the corners and behind the gutter joints. If it goes in easily, capping is the wrong answer. If you plan to stay in the house, I'd pay for full replacement anyway: it's the only way anyone sees the rafter ends.

Signs your fascias and soffits need replacing

  • Paint that keeps peeling, or boards that flake or crumble.
  • Timber that's soft to the touch or darkly stained.
  • Gutters sagging, pulling away or leaking at the joints: the fascia behind them may be failing.
  • Water stains on the soffits or the wall below.
  • Cracks, warping or gaps that let birds and insects into the roof.
  • Condensation or mould in the loft, if damaged soffits are blocking airflow.

What a good roofline job includes

  • The gutters come off. Gutters are fixed into the fascia, so they have to come down to replace it properly, and go back with the right fall.
  • The roof felt is checked. Freefoam's fitting guide says to inspect the felt at the eaves and, if it's deteriorated, fit an eaves tray or replace that section, so the felt drains over the fascia into the gutter.
  • Ventilation is thought about. Soffits can carry vents that ventilate the roof space. Not every roof needs them, so a roof without vented soffits isn't automatically a problem, but the installer should look at how your roof is ventilated before boarding it up. More on roof ventilation.
  • A guarantee you can check. Freefoam, for example, gives a 20-year guarantee, or 50 years when one of its registered installers fits it. Ask whose boards they're using and how the guarantee is registered.

Nesting birds and bats

It's an offence to take, damage or destroy a wild bird's nest while it's in use or being built, and the eaves are a favourite spot. I'd book roofline work for autumn or winter, or have the eaves checked before work starts. Bat roosts are protected too, even when the bats aren't there; if bats could be using the roof edge, get advice first.

Will insurance pay?

Buildings insurance pays for sudden damage, not wear and tear. If a storm tears off a fascia, the Financial Ombudsman's test is whether there were storm conditions, whether the damage looks like storm damage, and whether the storm was the main cause. Boards that have rotted over the years fail that last test, so I wouldn't expect a claim for rotten timber to succeed.

Frequently asked questions

How much does it cost to replace fascias and soffits?

On our estimates, £120 to £240 per metre for uPVC. A semi-detached house front and back with new gutters and scaffold is about £3,900 to £7,700.

Is it worth replacing soffit and fascia?

If the timber is soft, rotten or flaking, or the gutters are pulling away, yes: the boards hold your gutters up, and soft or rotten timber usually means replacement. If the timber is sound and you just want to stop painting, capping is the cheaper way to get the same look.

Is capping fascias a good idea?

Only over sound timber with no rot. Capping costs £70 to £110 a metre on our estimates, but the gutter is still held by the old timber, and capping over rot hides it and traps moisture.

Does homeowners insurance cover soffit and fascia?

Storm damage can be, if the storm was the main cause: that's the Financial Ombudsman's test. Rot and wear and tear aren't.

Does a roofer replace soffits and fascias?

Yes, fascias and soffits are roofers' work. Ask whose boards they use and how the guarantee is registered.

Should I replace gutters at the same time as fascias?

I would. The gutters have to come off to replace the fascias, and the scaffold is already paid for.

How long does it take to replace fascias and soffits?

About one or two days for a terrace, two or three days for a semi and three to five days for a detached house, longer if rot turns up behind the old boards.

Can my soffits contain asbestos?

If the house was built or refurbished before 2000, possibly: HSE lists asbestos soffits and fascias in houses. Get a sample tested before they're cut or removed.
