Loft Ladder Installation Cost UK (2026): Fitted Prices

By Gavin Rogers · Prices and rules checked 15 October 2026

The Short Answer

On our estimates, a loft ladder fitted in your existing hatch costs about £300 to £550, including the ladder, and takes a few hours. A new or bigger hatch adds cutting the ceiling, a new insulated hatch and making good, so about £450 to £1,000, usually within a day.

I'd measure the hatch opening and the floor-to-ceiling height before you buy: ladders are made for a range of each, and a small old hatch is a common reason for needing a new one.

Which ladder?

An aluminium folding loft ladder pulled down from a ceiling hatch on a landing
  • Sliding: the simplest and cheapest.
  • Folding: a bit dearer; often sold with its own hatch as a kit.
  • Concertina and telescopic: the dearest of the common types.

Measure before you buy

Werner, a ladder maker, says to measure four things so the ladder fits:

  • Floor to loft floor: the vertical height from the landing floor to the loft floor (for a timber ladder, floor to ceiling).
  • The opening: the width and length of the hole in the ceiling, or the one you'll create.
  • Clearance in the loft: the space behind the hatch for the ladder to stow.
  • The opening arc: for folding ladders, the room the sections need to swing out.

Its ladders are made and tested to EN 14975, the standard for loft ladders, which is worth checking for on any ladder you buy. Space-saving and compact models suit small hatches and lofts with little room.

Aluminium or timber?

The same maker describes aluminium ladders as lightweight and easy to install, and its timber ladders as solid wood for durability, sold complete with a surround, an insulated trapdoor and assisted stowage. A timber ladder and hatch costs more than an aluminium one, on our estimates. If heat loss through the hatch matters to you, I'd choose a kit with an insulated trapdoor either way.

New hatch: what's involved

A new opening means cutting into the ceiling structure, which I'd leave to a carpenter. The hatch should be insulated, and Approved Document C expects an effective draught seal on loft hatches. If the plan is to use the loft as a room, the ladder won't do: a loft conversion needs a proper stair. Boarding the loft at the same time? See loft boarding.

Frequently asked questions

How much does it cost to have a new loft ladder installed?

On our estimates, about £300 to £550 fitted in an existing hatch, including the ladder, or £450 to £1,000 with a new hatch.

How long does it take to install a loft ladder?

A few hours in an existing hatch; most of a day if a new hatch is needed.

Is it easy to install a loft ladder?

Some are designed for one person to fit from the instructions. Werner notes that some need the joists modifying and two people, and suggests a professional fitter if in doubt. Cutting a new hatch is carpentry.

Is it a legal requirement to have a loft ladder?

No, not for a loft used for storage. A loft converted into a room needs a proper stair under the building regulations.

What size loft ladder do I need?

Measure the floor-to-loft-floor height, the hatch opening, the clearance in the loft and, for a folding ladder, the swing of the sections, then match them to the maker's sizes.

How much does it cost to make a new loft hatch?

About £450 to £1,000 for a new or enlarged insulated hatch with a ladder, including making good, on our estimates.
