The Short Answer
On our estimates, removing pebbledash and re-rendering smooth costs £55 to £110 per m², or about £5,900 to £11,100 for a typical semi including scaffold, and takes 5 to 8 days. Painting over it is far cheaper at £24 to £50 per m², and rendering over sound dash sits in between.
Stripping back to bare brick sounds appealing but is the riskiest option: hacking the dash off can damage the brick, and the wall then needs cleaning and repointing. For most houses I'd strip and re-render.
Pebbledash: what each option costs
The same wall area priced four ways, scaffold included, so you can see the trade-off at a glance.
Paint it
Clean, stabilise, two coats of masonry paint
£3,060 to £5,920
Cheapest, but it's still pebbledash, and Dulux says a litre covers 4 to 6m² of pebbledash against up to 16m² of smooth render.
Render over it
A new coat of render over sound dash
£4,050 to £7,000
Only if the dash is sound and firmly stuck everywhere.
Strip and re-render
Hack it off, then render smooth
£5,850 to £11,050
The answer I'd choose for most houses. You also see what state the wall is in.
Strip back to brick
Hack it off, clean the brick, repoint
£8,100 to £18,250
A gamble: stripping it can damage the brick, and the wall then needs cleaning and repointing.
Our estimates, including VAT and scaffolding (none included for bungalows). Re-rendering more than half a wall can bring in building regulations insulation rules: see below.
Your four options, per m²
| Option | Per m² | Good when | Watch for |
|---|---|---|---|
| Paint it | £24 to £50 | The dash is sound and you just want a fresh colour | Pebbledash takes far more paint: 4 to 6m² a litre |
| Render over it | £35 to £60 | It's sound and firmly stuck everywhere | Loose or cracked areas have to come off first |
| Strip and re-render | £55 to £110 | Most houses | Repairs to the wall underneath once it's exposed |
| Strip back to brick | £80 to £190 | The brick underneath is known to be good | Damaged brick faces, then cleaning and repointing |
Check the pebbledash first

Pebbledash, or roughcast, is a render with gravel in it, and Historic England notes that renders crack and let damp into the wall behind. So look for cracks, bulges, patches that have fallen off, and damp inside behind them. I'd patch a few small cracks; a lot of loose or cracked dash rules out painting or rendering over it, and it needs to come off.
Painting pebbledash
Masonry paint is made for it: Dulux's data sheet lists pebbledash among the surfaces its Weathershield smooth paint suits. But it drinks paint. Dulux gives 4 to 6m² a litre on pebbledash, against up to 16m² on smooth render, and suggests a trial area if in doubt. Budget for the paint accordingly, and it'll still look like pebbledash. Painting prices are on exterior painting costs.
How long does pebbledash last?
Usually 20 to 40 years, on our estimates, depending on exposure and how well it was applied. Age alone isn't a reason to remove it: if it's sound, painting or leaving it costs far less.
Building regulations and planning
In a conservation area, National Park, National Landscape (AONB) or the Broads, cladding the outside with render or pebbledash isn't permitted development, so changing the finish needs planning permission. Elsewhere the new finish should be of similar appearance to the house, so I'd check with the council before changing the look dramatically.

Frequently asked questions
How much does it cost to remove pebbledash?
On our estimates, about £55 to £110 per m² to remove it and render smooth, or £5,900 to £11,100 for a typical semi with scaffold.
Can you paint over pebbledash?
Yes, with masonry paint. It's the cheapest option at £24 to £50 per m², but Dulux says pebbledash covers only 4 to 6m² a litre, and it still looks like pebbledash.
How long does pebbledash last?
Usually 20 to 40 years, depending on exposure and the original work. If it's still sound, there's no need to remove it.
Can you render over pebbledash?
If it's sound and firmly stuck everywhere. Loose or cracked areas must come off first.
Can you remove pebbledash back to brick?
You can, but hacking it off can damage the brick, and the wall then needs cleaning and repointing. I'd ask for a test patch first.
Do I need permission to remove pebbledash?
Re-rendering more than 50% of a wall brings in the building regulations insulation rule. In a conservation area, changing the finish needs planning permission.

Rules come from the legislation and official guidance, read at source. Prices are our estimates: we check them against trade price data, retailer shelf prices and specialists' price lists, then build them up from their parts so the totals add up.
