Laminate Flooring Fitting Cost UK (2026)

By Gavin Rogers · Prices and rules checked 16 October 2026

The Short Answer

On our estimates, laminate flooring costs about £20 to £60 per m² supplied and fitted, or £15 to £40 per m² for fitting only if you've bought it. A typical living room of about 18m² comes to £360 to £1,100.

A small room takes 1 to 2 days. The price moves with the laminate you choose, the state of the floor underneath, and extras such as underlay, taking up the old floor and trimming doors.

London prices run about 20% higher and the South East about 10% (our assumption, from the few published London vs UK comparisons).

Laminate£20 to £60
Engineered wood£45 to £95
Solid wood£80 to £140

Laminate is hardwearing, scratch and water resistant, easy to look after, and cheaper than real wood, but it can't be sanded and refinished like a wood floor. If you want the floor to last decades, see wood flooring.

Laminate planks being laid over foam underlay

Quick-Step, the laminate maker, says to start with a level, stable and clean subfloor, checked for loose parts, and to use an underlay, which can also deal with moisture, insulation and noise. Its other rules worth knowing:

  • Expansion gaps: laminate expands and contracts with humidity, so it needs an expansion joint between each room.
  • New screed or concrete must dry first. Its rule of thumb is a week per centimetre of thickness up to 4cm, longer beyond that, and moisture should always be measured.

I'd ask the fitter to check the floor before pricing, so levelling isn't a surprise later. See floor screeding if it needs levelling.

Bathrooms and kitchens

Quick-Step says only laminate with its water-repellent coating, sealed with its waterproof kit, is suitable for a bathroom, and that some regulations don't allow floating floors in wet rooms. I'd use LVT or tiles in a bathroom instead.

How long it takes, and where you live

We estimate a small room at 1 to 2 days and a three-bed house at 5 to 7 days. Fitters charge by the m², the day or the room, and we'd expect London and the South East to run 20-30% above the national average, and the North, Wales and Scotland 10-15% below.
