Window Cleaner Cost UK (2026)

By Gavin Rogers · Prices and rules checked 16 October 2026

The Short Answer

On our estimates, a regular outside window clean costs about £20 to £35 for a terraced house or bungalow, £25 to £40 for a semi and £35 to £60 for a detached house. Most houses take under an hour.

Expect the first clean to cost 50% to 100% more than the regular price. Insides, conservatory roofs and gutters are extras.

We estimate a first-time or deep clean costs 50% to 100% more than a regular one. I'd agree a regular round at the first visit, so you know the ongoing price.

Upstairs windows and safety

A window cleaner using a water-fed pole to reach upstairs windows from the ground

Many window cleaners reach upper floors with telescopic water-fed poles or ladders. The Health and Safety Executive's guidance for window cleaning businesses says they must avoid working at height where reasonably practicable, for example by using water-fed poles or cleaning from inside, under the Work at Height Regulations 2005. Where it can't be avoided, they have to use suitable access equipment.

That's their duty rather than yours, but it's a good question to ask: a cleaner who works from the ground with a pole is doing what the HSE says to do first. I'd tell them about anything that makes access awkward, like a conservatory in the way or a locked side gate.

Do you need to be in?

Not for the outside, as long as they can get round safely. I'd leave the side gate unlocked and pay by bank transfer, and be in for an inside clean.

Shops and offices

Our estimates, checked against trade price guides.
PremisesTypical cost per visit
Small shopfront£5 to £15
Small office (up to 10 windows)£20 to £50
Medium office building£50 to £150
Large office or commercial building£100 to £500 or more

The HSE tells window cleaning businesses to discuss the work with the client and agree a co-ordinated approach. For anything bigger than a shopfront, I'd get the quote after a site visit. For cleaning inside the office, see office cleaning.
